TWO: Decent tenant insurance will also protect you against loss of rent in a host of different circumstances. If your tenants have to move out after a problem with the building you can claim rent from your insurer – the maximum amount paid is normally based on a percentage of the sum assured for buildings insurance purposes rather than the rent itself and should be explained when you sign up to the policy. Rent protection should also pay out if your tenants breach their AST agreement – for more details take a look at Landlord Insurance. Your policy should also protect your property if it is empty between lets as long as the void period doesn’t last too long.
